Located in the prestigious Kalamar district of Kalkan, Villa Anatolia 1 is a modern, deluxe sea-view villa that accommodates up to 10 guests across 5 bedrooms. Designed to an ultra-luxury standard, the villa features a private swimming pool, a gym, breathtaking sea views, a barbecue area, a swing, a foosball table, and a jacuzzi in one of the bedrooms. The villa is just 1 km from Kalkan's town center.

Living Area & Kitchen

The living room features a modern, stylish seating group, a television, a coffee table, wireless internet, central air conditioning, and direct access to the pool terrace. The American-style kitchen is fully equipped with a refrigerator, dishwasher, washing machine, dining table, kettle, oven, stove, filter coffee machine, microwave, toaster, and all necessary cookware, plates, and cutlery.

Bedrooms

• Bedroom 1: Double bed, air conditioning, nightstands, wardrobe, makeup mirror, jacuzzi, and en-suite bathroom with toilet. (First Floor)
• Bedroom 2: Double bed, air conditioning, nightstands, wardrobe, makeup mirror, and en-suite bathroom with toilet. (First Floor)
• Bedroom 3: Two single beds, air conditioning, nightstands, wardrobe, makeup mirror, and en-suite bathroom with toilet. (First Floor)
• Bedroom 4: Double bed, air conditioning, nightstands, wardrobe, makeup mirror, and en-suite bathroom with toilet. (Ground Floor)
• Bedroom 5: Double bed, air conditioning, nightstands, wardrobe, makeup mirror, and en-suite bathroom with toilet. (Basement Floor)

Pool & Terrace

The pool measures 10 meters in length, 5.5 meters in width, and has a depth of 150 cm. The pool terrace is furnished with umbrellas, sun loungers, a barbecue area, a swing, a seating area, and an outdoor dining table.

General Terms

• Check-in & Check-out: Check-in is at 16:00 on the arrival day; check-out is at 10:00 on the departure day. Early arrivals cannot be accommodated as the villa is being cleaned during this time. Please respect these times.
• Damage Deposit: A damage deposit is required upon check-in. It is fully refunded after a brief inspection 10 minutes before check-out, provided there is no damage, breakage, or loss.
• Minimum Stay & Extra Cleaning Fee: Requests for stays shorter than the minimum stay may be accepted with an additional cleaning fee.

Cleaning & Maintenance

• The villa is delivered clean, and a complimentary cleaning service is provided once a week. Additional cleaning and fresh linens (sheets, pillowcases, etc.) are available from our staff for a fee.
• Pool & Garden Maintenance: All our villas, located in natural settings, are regularly treated against pests. However, the presence of butterflies, insects, or flies in the surrounding area is possible. Pool and garden maintenance is performed daily.
• Privacy Note: For villas with sheltered pools, we cannot guarantee 100% visual privacy; there is always a 5% margin of exposure.
